Ferias inmobiliarias o “agárralo como puedas”

Ya en anteriores posts he hablado sobre diferentes ferias inmobiliarias, y no podía ser menos en esta semana, en la que con un intervalo de tan sólo 7 días, se han celebrado dos: SIMA INVIERNO 2010 (Planner Reed, Estadio Santiago Bernabéu) y OUTLET RESIDENCIAL (IFEMA).
Pude asistir al primero de los eventos, al que podría definir con la frase de “poco ruido y muchas nueces”, es decir, una feria sin desmesurados actos propagandísticos, o sin ser el gran parque de atracciones de los años de abundancia, pero con un público de calidad, libre de “mirones”, ya que los que asistieron, no era para ver los stands (no había mucho que ver) sino porque estaban interesados en lo que se ofrecía. También se podría describir, como César Villasante lo hace, diciendo que se acabó la época en la que la feria era un acto de vanidad (…), o como diría un castizo, se acabó eso de ver “… quien la tiene más grande“.
Está claro que el sector inmobiliario ha sido duramente vapuleado en el último año, que es hora de ponerse “el mono de trabajo” y que muchas empresas ya lo están haciendo. Y el aumento de ferias concentradas en el tiempo, optimizándose costes y enfocadas en lo que una feria ha de ser, contacto con el cliente, lo demuestra.
En el momento actual los tiempos los marca la demanda, y son los oferentes los que han de realizar un esfuerzo en vender sus productos. El posible comprador tiene mucho donde elegir (recordemos el alto stock de viviendas), por lo que busca información y valora alternativas antes de tomar cualquier decisión de compra. Por tanto, las actuales ferias enfocadas en un mayor contacto con el cliente, son reflejo de la realidad del mercado.
Sin embargo, y este es el punto que me sorprende, un aumento de la oferta presiona a la baja el precio de un producto. Además, teniendo en cuenta que se partía de una situación en la que el precio del bien (la vivienda) era demasiado alto, y los consumidores no estaban dispuestos a pagarlo, la tendencia natural hubiera sido una destacable bajada del precio, hasta un nivel el cual los consumidores aceptaran.
Pero seguimos con un alto stock de viviendas sin vender (en torno a las 650.000 unidades de obra nueva), siendo una de las razones principales la esperanza, por parte de los compradores de mayores bajadas de precios, lo cual pone de manifiesto que la demanda aún no ha aceptado el precio actual de los bienes inmuebles.
Aún no he leído resultados de estas dos últimas ferias, pero ¿hasta qué punto es rentable ese esfuerzo, enfocado en una demanda que aún no acepta pagar el actual precio de la vivienda?

Está claro que todavía queda mucho camino por recorrer (meses, e incluso años) para solucionar este problema con mayúsculas.
Buenas a todos, aunque es cierto que todavía veremos ajustes de precios en algunas zonas. En otras como son las capitales de provincia, los precios se están estancando y no hay tanto producto como se puede creer. El problema está siempre en los municipios colindantes con estas grandes ciudades. Y seguramente os asombrará de que forma han crecido las ventas con el comienzo del año. Hablo por propia experiencia. Continuara así el resto del año…………..?.lo veremos.
Los resultados merecen la pena; en nuestro caso -firmes defensores de las ferias desde hace ya tiempo- en los tres días del Outlet Residencial hemos atendido en mesa a 301 personas, recogido los datos a otras 279 (nuestro producto actual no era lo que buscaban) y hemos firmado (sí firmado y con dinero) 13 reservas, aunque desgraciadamente 2 se nos van a caer
por no obtener financiación.

Juan, siento no estar de acuerdo contigo. Según mi parecer, el precio de la vivienda no ha bajado todo lo que tendría que bajar, pero como muchas cosas en la vida, el cuánto ha bajado o el hasta dónde debería descender, es relativo, y depende del cristal con el que se mire. En ese sentido, es muy interesante la comparativa mostrada por Kiko Llaneras (http://blog.basicohomes.com/%c2%bfcuanto-ha-bajado-el-precio-de-la-vivienda/).
Por ejemplo, entiendo que desde las inmobiliarias se afirme que los precios ya han tocado suelo (http://www.idealista.com/news/archivo/2010/02/16/0142176-ajuste-precios-vivienda-ha-acabado-apei), porque obviamente no pueden decir al comprador potencial que si se espera unos meses comprará el producto más barato. Sin embargo, sigue habiendo un excedente de viviendas, actualmente hay menos personas que quieran embarcarse en una hipoteca y muchas de las que se deciden, como comenta Básico Homes, no obtienen financiación. Como comentaba en el post, la poca demanda sigue tirando los precios hacia abajo.
Por último, tan sólo un apunte respecto un artículo que leí la semana pasada, ya que España fue portada de The Wall Street Journal, uno de los diarios económicos más leídos del mundo. En él se repasaban los problemas de nuestro país, principalmente en el sector inmobiliario, y se afirmaba que estábamos siendo lentos en el ajuste de precios, lo que retrasaba la recuperación de la economía española.
Básico Homes, enhorabuena por vuestro proyecto, barato, simple y cómodo, así como por esas 11 reservas firmadas.
