Luces y sombras sobre el precio de la vivienda

Hace una semana leí la noticia “El precio de la vivienda suaviza su descenso al 9,2% en julio”. En el artículo se hablaba de que se observan ciertos síntomas de agotamiento en la tendencia a la baja de los precios de los inmuebles, mientras las ventas siguen sin repuntar. Según el Índice del Mercado Inmobiliario en España (IMIE) que cada mes publica la sociedad de tasación Tinsa, el precio de la vivienda había cerrado julio con una caída casi un punto por debajo del dato de junio, con lo que se ponía fin a cuatro meses con descensos del 10%.
Sinceramente, creo que en una caída hasta que no tocas fondo, sigues cayendo. Y los precios de los inmuebles han de seguir cayendo, a pesar de que desde ciertos sectores del mundo de la construcción se afirme que ya se están vendiendo a precio de coste. Según las leyes de mercado, el precio de un bien refleja tanto el coste que tiene para la sociedad el producirlo, como el valor que tiene ese bien para la sociedad. Es decir, el precio de un producto viene fijado por la oferta y la demanda. Si además, dicho producto ya está “construido” y presenta un excedente de stock, el precio de venta es independiente del precio de coste. Y, “para muestra un botón”, durante los últimos cinco años, los pisos ¿se vendían según su precio de coste, o el precio se establecía en función de lo que el mercado podía pagar?
Y para poner un ejemplo, querría destacar un artículo de “El Blog de Zano”, donde se hace comparativa entre el precio de la vivienda en España y en Portugal, llegando a la conclusión de que el precio en España es algo más del doble que en Portugal, eliminada la diferencia de poder adquisitivo.
Volviendo a las leyes de mercado, puede ser que el pinchazo de la burbuja haya hecho que, siendo igual el coste de “producir” viviendas, ahora la sociedad no esté dispuesta a darles un valor inflado e irreal.

Seriously, don’t sweat them. Real life gets in the way and all you can do is compromise it with what you want and what you need to do. Some ppeole don’t seem to understand that. Or maybe they do and just don’t care and think that you’re doing them a service instead of just wanting to share a story with them on your own free time. Keyword being free time .I am amazed at the amount of sheer entitlement ppeole have in this day and age. Not just for webcomics but for just about any form of entertainment media. I’m sick of hearing ppeole demanding that things go their way at the expense of what the creator intended just because they didn’t like it. Cheers for fixing the mistake but why did you change the format of the training dates? It was setup so theres always a training before a tornie to keep us as fresh as possible for the round… ? I absolutely adore this comic.Yes, the lulls in between are long, but I for one have no issues with them. The spaces between pages makes them seem almost like a gift, like something special that should be savored, and that’s what this comic is.I studied the way you color and line your pages, as well as how you use facial expressions, and I have to say, it’s helped me a great deal in my own artwork. Keyword being “free time”.I am amazed at the amount of sheer entitlement people have in this day and age. Not just for webcomics but for just about any form of entertainment media. I’m sick of hearing people demanding that things go their way at the expense of what the creator intended just because they didn’t like it. Seriously, those type of people need a life, preferably one away from the keyboard. All in all I’m glad you’re doing better and that you got job and I just hope you’ll be able to continue to share your story with us, rather the updates be late or on time.

Far as I’m concerned, your update schedule is totally up to you. Just because you’re doing something awesome on the internet, doesn’t give the internet any right to tell you how.I will say, though, that there’s something uniquely thrilling about regular updates in serialized fiction. Having a whole book in front of you is one thing — but having a good book produced and made available on a faithful schedule is something really special. It seems that even the best can’t keep this up for very long, not while maintaining quality, [cf. life, etc.] but you did for quite awhile, and I really appreciated that.Since you mentioned it, though, why is strong moderation “censorship?” You wouldn’t be denying folks the right to express their views, just the ability to do so right here in the comment thread that you pay to maintain. If you want to scrub your readers’ fouler effluvia, isn’t that up to you?
